Haven't started but have the plan and the list of 'Must haves' & 'Like to haves'.
Must haves:
- Floor drains that run 2/3 the length of the structure and T into a terminal drain at the entrance that runs the width of the slab. - 4 Large remote controlled oscillating fans mounted in each corner. (Originally wanted 4 + a large ceiling fan but the ceiling fan would get in the way of retractable air hose drop and retractable electrical drops.) - Plumbed air reel mounted in the ceiling with enough length to reach any mounted tire on any piece of equipment. - 2 Retractable electrical drops - LED lighting with sufficient lumens to work on items on the floor without supplemental lighting. - Plumbing sufficient for industrial wash sink in front corner. - Separate electrical panel with service for outlets every 4' intervals at a height of 4' off the ground. - 3' walk door. (Toyed with the idea of a 6' opening and having the option of both doors being able to open with 1 primary and 1 semi fixed but decided against it. ANything I need to carry in/out larger than 3' can go thought the overhead door opening.)
Like to haves:
-There is a long list but the primary would be an I-beam running the length of the structure with a trolley/lift/winch system controlled remotely.
Grateful for every sunrise and sunset I get to witness. - Jason

At minimum 10ā ceilings so you can stand straight up in boat inside the garage. If power poles or ever will have them make sure garage door is tall enough to go in and out without lowering them. Minimum 10ā garage door and insulated so it stays comfortable in there. Mini-split system, fans and floor drains.

Iād put a lift in mine so I could take the boat off the trailer when I needed to. This ! I've looked into them so not that expensive, even the ones on casters. Also use them changing oil, working on wheels (brakes), and even lawnmower accessory add-ons for a lawn tractor lift.
Advice? Wise men don't need it. Fools won't heed it.

Shower , your wife will love it for you When you permit it, this may not be allowed. When I built mine, I could not to add any drain into a septic (or sewer) system. Reason given, the city of Oak Point was afraid I would turn it into a separate dwelling on a lot zoned for single family.
He is truly a sick individual.

So what you are saying is I can't turn a profit on my 'shop' by putting it out there on AirBnB or VRBO? There must have been precedent within the city of Oak Point for this to be in place. Too funny.

Shower I'd just run out as a gray water drain

Plenty of air flow. Plenty of drainage. Plenty of power outlets.

Peg board, Peg board and more peg board - there is guy down in Midlothian that sells it cheap, you can find him on Craigslist. USB outlet on one of your 120V plugs. Put a 120V plug directly up above your boat plug-in for charging, that way you won't have any electrical cord on the floor. Epoxy paint on the floor. LED shop lights, put one in that has a blue tooth compatibility built -in speaker for listening to Spotify or ITunes while in the shop. And most importantly a refrigerator for adult beverages.
