Glad to see construction slow down this way. Texas was not prepared for this kind of growth, short on water and power. Where has construction slowed down? What area? They are building new houses right and left in my area.

The only thing I know of that California got right and Texas didn’t. In CA your taxable home value is what you paid for it until you sell it. That is how it should be instead of paying freaking taxes on unrealized gains which is complete BS.

I have a listing north of Ray Roberts thats giving me trouble in The Ranch. Some areas are slow while others like flower mound and Southlake have bidding wars. My wife has lost out on her last 3 offers in the 800 to 1.25 million price point. Its taken 50-100K over list price to win these. I think she wrote for 3 different clients yesterday all in that area and price point and over list price and not sure if she won any of them.
It just depends where you are at. The easiest thing in the world right now is to sell a 7 figure house. The hardest thing is a 350-600. The average folks cant afford houses with these interest rates, insurance premiums, taxes and cost of living and people are not selling because their hands are cuffed with low mortgage rates.
We honestly needed this though. Im thrilled of a slow down. I surpassed my 12 month 2023 volume by the end of March this year and am on track to have my best year by triple. The market was flooded with idiots running around with licenses that honest to God did not know anything and I mean anything about real estate. Those folks are having to get other jobs now. I hope it continues to tighten. every stay at home mom is now a real estate agent
