The only thing I know of that California got right and Texas didn’t. In CA your taxable home value is what you paid for it until you sell it. That is how it should be instead of paying freaking taxes on unrealized gains which is complete BS.

The average folks cant afford houses with these interest rates, insurance premiums, taxes and cost of living and people are not selling because their hands are cuffed with low mortgage rates.


We honestly needed this though. Im thrilled of a slow down. I surpassed my 12 month 2023 volume by the end of March this year and am on track to have my best year by triple. The market was flooded with idiots running around with licenses that honest to God did not know anything and I mean anything about real estate. Those folks are having to get other jobs now. I hope it continues to tighten.
